Autumn house viewings can be an exciting time, but many estate agents essex firms and those based in popular locations could see buyers being extra cautious at this time of the year. If you are looking to purchase property this autumn, then here are a few key red flags to look out for that may be a tell-tale sign of underlying issues.

Don’t forget to arrange a full building survey on any property that you are serious about making an offer on. This will help to pick up on any potential issues before you exchange contracts.

Damp and condensation

Damp and condensation are easier to spot during autumn and winter property viewings. With the weather turning cold, you should pay close attention to areas of concern that may cause you serious issues as winter arrives.

Damp will often occur on walls leading to the exterior of the building and can be caused by poor grouting and cracks in the brickwork as well as areas that see a buildup of water or debris, trapping the water particles and forcing them inside of the property. Check grouting carefully to see if this is a task that will need completing as part of any renovations. You should also inspect areas around windows and door frames.

Condensation can occur when there is poor airflow in the property. Signs of this include water marks and damp patches on the walls as well as water damage to the windowsills.
